Onsite Video Mystery Shops

Professional video mystery shoppers visit your model center to evaluate a sales associate in a real-world setting. Each shopper is carefully matched to your desired demographic and buyer profile to ensure authenticity and relevance. Every Melinda Brody & Co shop report includes your associate’s detailed scorecard results, links to view or download the shop video, and electronic copies of any follow-up emails, texts, or voicemails.

Competition Shops (Onsite or Virtual)

Our shoppers visit your competition and find out everything you need to know about them, including incentives, pricing, bestselling floor plans, build times, etc. Collateral material collected during the shop is also forwarded.

Online Sales Counselor Shops

Our shoppers initiate a community inquiry either through your web site or via a phone call, requesting information about specific floorplans, promotions, etc.. We track response time, handoff efforts to onsite associates, and follow up. Our report details your OSC’s scorecard results and includes electronic copies of any follow-up emails, texts, or voicemails.

Recorded Phone Shops

Our shoppers place and record phone calls to your sales associates or online sales counselors, posing as genuine prospects interested in your communities or promotions. Each report includes the scorecard results along with a recording of the call for easy review and coaching.


Mystery Shopping Process

  1. Shop Goals & Objectives: Melinda Brody & Co partners closely with each client to identify specific challenges or concerns related to their sales associates, ensuring every shop is tailored to their unique needs.
  2. Shop Evaluation Scorecard: Melinda Brody & Co’s independent reviewers, not shoppers, evaluate each sales associate’s performance using a shop scorecard that awards points to the associate for showcasing certain skills or actions such as registering the prospect or successfully overcoming the prospect’s objections. With us, clients have the option to choose our proven standard version, customize one to match their sales process, or utilize third party scorecards such as Jeff Shore’s 4:2 Formula or FPG’s 5/4/3 Factor.
  3. Shop Order Form: Clients complete a basic spreadsheet outlining each sales associate’s schedule and community information. For new clients, we hold a short call before shoppers are assigned, to confirm shop details and objectives.
  4. Scheduling Video Mystery Shoppers: We typically start scheduling shoppers within 10 days of receiving a client’s shop order form. Depending on client preference, shoppers will target individual associates as walk-in prospects or make appointments.
  5. Shop Results: Melinda Brody & Co’s goal is to email clients the shop video and scorecard report within five business days of each completed shop. Our online client dashboard also offers easy access to shop results, videos, and comprehensive drill-down reports.
